5 Tampa Bay Projects That Change What Your Westchase Home Is Worth
Moving to Tampa? Before you buy anything in Westchase, look at five projects that are already underway. Each one affects what your house is worth, today and for years to come.

Why People Choose Westchase in the First Place
The reasons are easy to list. Top-rated schools. A walkable town center in West Park Village that people love living in. The airport is 15 to 20 minutes away.
Most people miss this part: Tampa Bay is building at a scale we haven't seen in decades, and maybe ever. A new airport terminal. A rebuilt interchange. Whole new neighborhoods downtown.
I live here. My family walks to dinner in West Park Village, and we go to Wits for frozen yogurt. I've been inside almost every home in Westchase, and the ones I haven't seen yet are on my list. So here are the five projects, and what they mean whether you already own here or you're thinking about buying.
1. Airside D at Tampa International Airport
Airside D is a brand-new 16-gate terminal that will handle TPA's international arrivals and departures. It's the first new airside in more than 20 years. Construction is expected to finish in late 2028, with an opening planned for 2029.
Why it matters for Westchase: You're 15 to 20 minutes from short-term parking on the Veterans Expressway. South Tampa is closer on the map, but its traffic can add a lot to that drive. Wesley Chapel and Riverview are roughly 30 minutes farther out.
If you travel for work, or your family flies in to visit, that drive shapes your quality of life. A bigger international airport 15 minutes away helps 33626 more than almost any other zip code in Tampa Bay.
2. The Westshore Interchange (I-275 and SR 60)
This is a full rebuild: a new design and more capacity, with both general-use and express lanes. The estimated cost is about $1 billion, and construction is already underway.
Why it matters for Westchase: Every trip to downtown, TPA or Clearwater Beach goes through Westshore, and as you already know, that interchange is the bottleneck. Once it's finished, your commute to downtown and the airport gets more predictable.
A predictable commute means more buyers are willing to pay for Westchase instead of driving farther out to the suburbs. That adds real value.

3. Gas Worx and Downtown Tampa Growth
Gas Worx is one of the biggest redevelopments shaping Tampa Bay in 2026. It's turning old industrial land in Ybor into new homes, offices and retail, and it connects to the Port of Tampa.
Why it matters for Westchase: It's simple. Tampa is adding jobs, and when big employers move in, their people need somewhere to live. Westchase is often at the top of their list because of the schools, the walkable town center and a very reasonable commute. When downtown grows, we benefit.
4. Pendry Tampa on the Riverwalk
Pendry Tampa is a luxury hotel and residential condo project on the Riverwalk, expected to open in 2027. It brings a whole new level of luxury living downtown.
Why it matters for Westchase: High-end downtown condos raise the ceiling for the whole Tampa Bay market. Will a luxury condo downtown directly raise the value of your four-bedroom in Westchase? No. What it does is show where Tampa is headed: higher incomes, more people relocating and more demand for move-up suburbs like ours.
5. Projects 1 and 2 Stack for Westchase
This one is specific to us. The Veterans Expressway feeds straight into Westshore, so Westchase gets the benefit of the new airside and the new interchange at the same time.
Here's the math. Two airport runs a month, saving at least 30 minutes each way compared with Wesley Chapel or Riverview, adds up to 24 hours a year. For a family that flies every month and also commutes downtown, it can be more than 50 hours.
I understand. Everyone wants a lower payment, and so do I. But your time is worth something too, and Westchase sits right in the middle of all this growth.
What This Means for You
If you own in Westchase: These projects support long-term value. You bought for the location, and your location is getting better every day.
If you're buying: Don't wait until 2029 to get the benefit. By the time Airside D opens, prices will already reflect it.
Which of these five matters most to you: the airport, the roads or downtown growth? Tell me in the comments, I'll answer every one.
