Westchase homes are worth $570,087 on average right now, and they've climbed 5.8% a year for the last five years. That's not a fluke of timing. It's the result of a master-planned community that keeps getting more in-demand, anchored by a town center, West Park Village, that residents can actually walk to for dinner.

If you're weighing a move into Westchase, or wondering whether now is the right time to sell, here's what the data says, and why the numbers only tell half the story.


The Numbers

A typical home in the 33626 zip code is valued at $570,087, well above the national median of $338,100, according to Zillow's Home Value Index. Over the past five years, values here have appreciated an average of 5.8% annually. On the resale side, Redfin puts the median sale price across 33626 at $588,000, up 1.7% year over year, with homes averaging 40 days on market and selling at roughly 97% of asking price.

West Park Village, the walkable heart of Westchase, is moving even faster. Townhomes there carry a median list price of $502,000 and are going under contract in about 28 days, well ahead of the 30-to-45-day pace across the rest of the community.


Why the Premium Holds Up

Three things tend to explain why Westchase commands a premium over the broader Tampa Bay market.

Walkability, where it counts. Westchase as a whole scores a modest 23 on Walk Score, typical for a master-planned suburban community. But West Park Village itself scores in the mid-50s to low-60s, "somewhat walkable," with restaurants, coffee shops, salons, and boutique retail residents can reach on foot. That distinction matters. Buyers aren't just purchasing a house, they're purchasing proximity to a town center that functions like one.

Schools that clear the bar. Westchase Elementary carries an 8 out of 10 rating from GreatSchools, placing it in the top tier of Florida elementary schools. Davidsen Middle sits at 5 out of 10, and Alonso High at 6 out of 10. Families zoning decisions around Westchase Elementary specifically have real data behind that choice, even as the middle and high school picture is more mixed.



A resident base that supports the market. Westchase's median household income is $124,434, well above the Tampa Bay average, with a 96.4% employment rate and 52% of households raising children under 18. The median age is 40.3. This is a family-heavy, high-income, low-turnover community, and that stability is part of what keeps values resilient even as rates move.


Built By Community, Not Just By Builders

Here's the part the spreadsheets miss. A master-planned community can build the amenities. It can't build the culture. That part gets built by the people who show up.

The Westchase Business Network is the only networking organization rooted specifically in this neighborhood, and it exists because a local business owner decided the community needed a place for its business owners to actually know each other. Add in an active presence in Westchase Rotary and the BNI Inner Circle, Big Brothers Big Sisters of Tampa Bay.



What This Means If You're Buying or Selling

If you're buying, the data says Westchase, and West Park Village in particular, is not a market where homes sit. Getting pre-approved before you start touring isn't optional advice, it's a practical necessity at a 28-to-40-day pace.

If you're selling, the market is rewarding homes that show up ready. With 30-year mortgage rates hovering in the mid-6% range as of mid-July 2026, buyers are more selective with every dollar, which raises the bar on presentation and pricing.

Either way, the neighborhood you're buying into, or selling out of, is doing a lot of the work the spreadsheet can't measure.
