What's It Actually Like to Live in West Park Village?

I live here. So take everything I'm about to say with that in mind — and also trust it for exactly the same reason. I'm not going to tell you it's paradise if it isn't. I'm also not going to pretend I don't love this neighborhood, because I clearly do. I'm writing a blog post about it, so the bias is already out in the open.


West Park Village is the walkable town center inside the larger Westchase master-planned community in Tampa's 33626 zip code. When people say they want to move to Westchase, what they usually mean is they want to be close to West Park Village. There's a difference, and it matters.


You can actually walk places. In Tampa. I know.

That sounds unremarkable until you've lived in Tampa for more than five minutes and realized that most of the city was designed under the assumption that everyone would drive everywhere forever. West Park Village bucked that trend. There's a genuine town center with restaurants, a coffee shop, boutiques, and services you can reach on foot. Residents walk their dogs to lunch. Kids ride bikes to the pool. It feels like a neighborhood that was designed for people instead of just for cars, which in suburban Tampa is genuinely revolutionary.

The community is real, not just marketing.

The Westchase HOA runs an active calendar of events. People actually know their neighbors here. West Park Village in particular has a density of community that's rare in suburban Tampa. The kind where you end up at the same Saturday morning coffee spot as four other people from your street without planning it. I've seen neighborhoods promise "community" and deliver a Facebook group. This one delivers.

The schools are a big part of the draw.

Families move to 33626 specifically for the school zone. Westchase Elementary, Davidsen Middle serve the bulk of this area and consistently rank among the better options in Hillsborough County. 

The trade-off: entry price.

West Park Village is not a secret. Townhomes in the town center regularly list, and single-family homes in surrounding Westchase villages sit well above the Tampa county median. You're paying for walkability, community, schools, and a neighborhood with real staying power.

Is it worth it?

I sell homes all over Tampa Bay and I chose to live here. That's probably the most honest answer I can give you. People who move to West Park Village tend to stay. The turnover rate is low for a reason. Once you're in, leaving starts to feel like a weird idea.
