Westchase vs. West Park Village — What's the Difference?
Buyers ask me this almost every single week. Sometimes twice in the same call. The short answer is that West Park Village is inside Westchase. The longer answer is the one worth knowing before you make an offer on anything.

Westchase is the master-planned community.
Westchase covers a large portion of the 33626 zip code and includes dozens of distinct sub-neighborhoods: Glencliff, Radcliffe, Keswick Forest, Fawn Ridge, and others. The whole area is governed by the Westchase Community Association, shares recreational amenities like pools and tennis courts, and operates under a unified set of HOA standards. It's well-run, well-maintained, and has strong resale fundamentals across the board.

West Park Village is the heart of it.
West Park Village is a specific sub-neighborhood within Westchase. It's the walkable town center, built in a more traditional and pedestrian-friendly style. Mixed-use buildings. Front porches. Tree-lined streets. Restaurants and shops at ground level. Think less "suburban subdivision" and more "small-town main street that somehow ended up inside a master-planned community." Because that's basically what it is, and it works.

How they compare in practical terms:
Walkability: West Park Village wins by a mile. Literally. You can walk to dinner, coffee, and everyday services from most WPV homes. Most other Westchase neighborhoods are more car-dependent, which is just the reality of how they were built.
Housing type: WPV skews heavily toward townhomes with some attached single-family product. Broader Westchase has more detached single-family homes across a wider range of lot sizes and price points.
Price point: WPV commands a premium for the lifestyle. Westchase overall still sits above the county median, but you'll find more range when you step outside the town center.
HOA fees: Both areas are subject to the Westchase Community Association fees, but WPV townhomes often carry an additional sub-association fee that covers exterior maintenance and building insurance. Budget accordingly and confirm the current amounts before you commit.

So which one is right for you?
If walkability, community feel, and lifestyle top your list and you're comfortable in a townhome, West Park Village is hard to beat. If you want more square footage, a yard, and a bit more room to breathe, the surrounding Westchase villages give you great value with access to the same amenities. Either way, you're in the right zip code.
