Snell Isle home sale ties year-to-date record at $8.8 million

Another Snell Isle home sold, matching this year’s record of $8.8 million.
The 5,867-square-foot, waterfront home at 1695 Brightwaters Blvd. NE sold after 126 days on the market. The closing price of $8.8 million tied the 2025 record home sale in the Snell Isle community as well as Pinellas County. Its $1,500 per-square-foot sale price is the highest per square foot sale in the neighborhood so far this year.
Smith & Associates Real Estate agents Leslie Minder and Mary Beth Byrd closed the sale of the five-bedroom, eight-bathroom home, which was built in 2022 by Windstar Homes. The property spans 147 feet of Tampa Bay waterfront.
Features include dual primary suites, a chef’s kitchen with luxury appliances, a pool with outdoor loggia and summer kitchen and a spa retreat with a bay-view sauna.
The property also offers a private dock with two boat lifts and an air-conditioned tackle room.
It has a three-car garage with a lift to accommodate a fourth vehicle and EV charging capabilities.
“Snell Isle’s top-tier buyers are seeking newly built homes, prime open-water frontage and thoughtful amenities. This home delivered all three plus rare touches like the bay-view sauna and dual primary suites,” Byrd said.
On June 30, a 7,640-square-foot home at 105 Cordova Blvd. NE sold for $8.8 million, or $1,152 per square foot, which set the county’s residential record for 2025. The most expensive sale last year was of 2709 Sunset Way on St. Pete Beach, which sold for $11.4 million, or $2,057 per square foot, making it the highest-priced home sale in St. Pete Beach history.
The Brightwaters Boulevard home was listed for $9.2 million, selling for 4.3% below asking. It last sold in 2017 for $2.8 million.
