Over 200 built-to-rent homes to break ground in Pasco County header image.

A community of single-family homes built to rent is on the verge of beginning construction.

On Sept. 21, plans were submitted to Pasco County to start new construction on 250 built-to-rent homes at Bud Bexley Parkway and Sunlake Boulevard in Land O' Lakes. A loan was secured in July when Maymont Homes, headquartered in Charleston, South Carolina, acquired the 28.5-acre site in Bexley.

Houston-based developer Dinerstein Cos. is building the community in partnership with Maymont. The group acquired the land earlier this year for $12.5 million.

As one of the region’s fastest-growing counties, Pasco County has seen an influx of residents coming to the area; it is one of the most affordable counties in the region, with home prices falling behind Hillsborough and Pinellas counties, according to a previous Tampa Bay Business Journal article.  

Eliza Harris Juliano, principal planner and project manager for Canin Associates, Orlando, previously told the Tampa Bay Business Journal that there are many ways to add new housing to a community, including accessory dwelling units — small, independent living units on the same lot as single-family units — duplexes and quadplexes. 

“The way we’re used to tends to be in the form of big apartment complexes, but what we’re hearing more about is this thing called ‘gentle density,’ or adding smaller-scale housing into existing neighborhoods, specifically in historic neighborhoods around downtowns,” she said. 

Dinerstein Cos. did not immediately respond to a request for comment. 

Strategic Engineering LLC is the civil engineer.  

The developers expect to start pre-leasing in late spring 2026, with the first homes available for move-in by the fourth quarter of that year.

The new complex will be adjacent to a 41-acre parcel planned for future retail development. Sunlake Boulevard, which forms the site's eastern boundary, is scheduled for a future extension that will connect the area to the new Moffitt Cancer Center Pasco Life Sciences Campus and the Angeline master-planned community.
