Luxury townhomes go vertical in St. Pete's Grand Central district

Vertical construction has begun at a luxury townhome community on the edge of St. Petersburg’s Grand Central district and Historic Kenwood neighborhoods.

Onyx+East, an Indianapolis developer with a strong Tampa Bay presence, has started building the 24 luxury townhomes at the community called Blanc St. Pete. The project will include eight buildings on an acre at 3001 1st Ave. N. The three-bedroom townhomes start in the $900,000s.

The first three-unit building at the corner of 30th Street and 1st Avenue North is expected to be completed in early 2026; sales recently launched.

Each residence has three bedrooms and three bathrooms, 2,200 square feet of living space, 9-foot ceilings, smart-home technology and private two-car garages. The homes also have first-floor guest suites with private entrances and kitchenettes, which can be used for short-term rentals, visitors or home offices.

The site was once home to a gas station, a small apartment complex and a historic single-family home. Demolition and environmental remediation took place before Onyx + East purchased the parcels for $3.96 million last May. The developer landed a $13 million construction loan last August.

Blanc is Onyx+East’s fourth residential development in St. Petersburg, including the recent project Alante, a 26-unit community at 302 15th St. N. It also received approvals for its Pasadena Groves project next to Pasadena Community Church last August.
