Is Moving to Tampa Worth It in 2026? The Honest Math on Living in Westchase header image.

If you’re thinking about moving to Tampa, hold off on calling an agent for a minute. Read this first.

Tampa in 2026 is worth it for some people. For others, it’s a mistake. My job is to help you figure out which one you are before you sign a 30-year mortgage.

Why People Still Move Here

You get sunshine most of the year and no state income tax. Tampa Bay is a wonderful place to live, and I’ll say that to anyone.

What most people don’t realize is that the big migration wave has cooled off a lot. In 2022, about 600,000 more people moved to Florida than moved away. That number is now well under 200,000.

If you’re buying, that’s good news. There’s less competition and more inventory, and sellers and builders are competing for your business. You’re in the driver’s seat.

So is the party over? No. It’s a better party for buyers.

The Honest Cons

I promised honesty, so here are the cons first.

1. The heat. July, August and September are brutally hot. The other eight or nine months, Tampa Bay is one of the best places in the world to live.

2. Insurance. A lot of agents skip this part. Your premium depends on the house, not the headlines. Is it in a flood zone? Is it built to newer hurricane codes? Does the roof have hurricane straps? Those answers move your bill more than anything you’ll read online.

3. Traffic and growth. The Veterans Expressway at 5 p.m. can be a nightmare. Airport runs and school zones add up. The growth is real, and the infrastructure doesn’t always keep up at peak times.

4. Hurricanes. I’m not trying to scare you. Florida gets hurricanes. Where you live and how your home is built change your risk a lot.

What It Costs to Live in Westchase in 2026

Here’s the math most people skip. Take a typical 3-bedroom resale in Westchase at $553,000, right around the median.

With 20% down, that’s about a $442,000 loan at 6.75%. That rate includes a seller-paid rate buydown, which is an opportunity buyers have in this market right now.

Monthly Cost Estimate
Principal & interest $2,870
Property tax (Hillsborough County) $550
Homeowners insurance $250 (closer to $350 with an older roof)
HOA + CDD $350
Electric (yearly average) $220
Total About $4,240/month

Westchase HOA Fees, Explained

Westchase isn’t one HOA. Your fees stack in layers:

  • Westchase Community Association (WCA): about $477 a year for 2026, or roughly $40 a month
  • Village HOA: usually $150 to $300 a month, depending on the village
  • CDD: usually $100 to $200 a month

Here’s an example I see all the time: a $300 village HOA plus a $1,800-a-year CDD comes to about $450 a month. Budget $300 to $450 a month for HOA and CDD combined.

You’ll also pay a one-time $2,500 WCA capital contribution when you close. It comes out once at closing, not every month.

On power: in August your AC runs nonstop, and in January you barely use it. Averaged over the year, $220 a month is a realistic number.

Is It Worth $4,240 a Month?

Everyone wants a lower payment, me included. So the real question is whether $4,240 a month is worth it for highly rated schools, walking to dinner, and an airport drive under 20 minutes.

Westchase Is a Collection of Villages

Westchase is made up of many villages, and the right one depends on how you live.

If schools are your top priority, Westchase is zoned for some of the top-rated schools in Tampa Bay.

If you want to walk to dinner, look at West Park Village. My family and I live here. We walk to lunch and dinner and finish the evening at Whit’s Frozen Custard.

If you fly a lot, Westchase works well. From many parts of the community, Tampa International is under 15 minutes away, with quick access to the Veterans Expressway off Linebaugh.

Who Westchase Isn’t For

If you want acreage and no HOA, Westchase isn’t the place. You’d be happier in Odessa, Lutz or somewhere north of Tampa.

Why take on a long-term mortgage on a house you might leave in five years? That’s why the neighborhood you choose matters so much.

The Bottom Line

So is Tampa still worth moving to in 2026? If you pick the right neighborhood and the right build, absolutely.
