A second phase of construction will bring more homes to a 529-acre master-planned development in Bradenton.
Medallion Home, a family-owned homebuilder, closed on an expanded $22 million line of credit through Aqua One Builders LLC, with American Momentum Bank to finance phase two of construction. The second phase will bring 86 homes to Bradenton’s Aqua by the Bay.
The homebuilder will use the expanded credit line, which was initially capped at $12 million with phase one in 2020, to complete Aqua — the development’s first gated residential community. At completion, Aqua will have at least 190 upscale, single-family homes. The community currently has 104 completed homes, all of which have sold.
Aqua by the Bay is a 529-acre master-planned development on Sarasota Bay. The community features a 4-acre lagoon with a beach. Development includes commercial, retail and residential areas with plans for 2,834 multifamily units and 510 single-family homes.

“This project is transformational for West Bradenton,” Carlos Beruff, owner of Medallion Home and one of the partners of Aqua One Builders, said in a release. “We continue to be excited about this development, as this waterfront land on Florida’s Gulf Coast features breathtaking views of Sarasota Bay and Longboat Key, making this community unique.”
The second phase of homes will offer buyers five floor plans, ranging from 2,282 square feet to 4,588 square feet. Prices start at $1 million.
“Phase I went as smoothly as we could have hoped,” Porter Smith, Tampa Bay market president of American Momentum Bank, said in a release. “The Aqua community is arguably Medallion Home’s most ambitious project to date, and things have gone incredibly well — we’re confident in their ability to execute on Phase II.”
Medallion Home Gulf Coast Inc. has built homes and neighborhoods since 1984. It has completed and built out several communities throughout Manatee and Sarasota counties, including townhomes in Aqua, villas and single-family homes in Watercolor and single-family homes in Hampton Lakes.
