211-unit apartment complex opens in Riverview
A 211-unit multifamily project has opened in Riverview.
The Whitt opened at 6908 Simmons Loop in the Marana neighborhood in Riverview on Nov. 17. Wingspan Development Group, headquartered in Illinois, and ABC Capital are behind the 12.35-acre project.
It is situated less than 2 miles away from Doby Elementary School, Eisenhower Middle School and Jule F. Sumner High School, and directly adjacent to St. Joseph’s Hospital South.
According to the development team, The Whitt is helping to meet a growing demand for housing in Riverview, which grew by 15% from 2020 to 2025.
“As Florida’s population continues to grow, we see tremendous opportunity for high-quality residential new construction,” Jason Macklin, vice president of development for Wingspan, said in a news release. “Just minutes from top schools, a retail center and a major hospital, The Whitt is an ideal home for families, health care professionals and others who want the affordability of Riverview with proximity to Tampa.”
The complex has one-, two- and three-bedroom residences ranging from 650 to 1,349 square feet. It offers amenities such as:

- 24-hour fitness center and yoga studio
- Golf simulator
- Pet spa and 1.2-acre dog park
- Horseshoe and corn hole courts
- Coworking space
- Package concierge system
- Indoor parking garage
- Storage units available for rent
Big Bend LA LLC, an entity linked to Wingspan, acquired the site in 2022 for $5.2 million, according to Hillsborough County property records.
The development team also consists of ECS Florida LLC as the engineer and Wingspan’s sister company, Nicholas & Associates, as construction manager; The Whitt is its first ground-up project in Tampa.
