Viceroy Residences Clearwater Beach unveils $12M grand penthouse

Viceroy Residences Clearwater Beach has unveiled its grand penthouse, priced at over $12 million.
The luxury condominium, located at 551 Gulf Blvd., developed by BH3 Management and U.S. Development, is expected to begin construction in 2026. It will feature two, nine-story towers totaling 86 residences with resort-style amenities. Sales have launched, including its waterfront penthouse.
The grand penthouse spans a full floor, or more than 6,100 square feet, and offers unobstructed views of the Gulf Coast. The residence has five bedrooms, six bathrooms, floor-to-ceiling glass windows and a wraparound terrace.
“Viceroy Residences will feature some of the largest penthouses ever built in Clearwater,” said John Farina, CEO of U.S. Development. “These spacious residences will be panoramic beachfront estates in the sky.”
The grand penthouse crowns the collection of eight penthouses offered at Viceroy Residences Clearwater Beach, with homes ranging from 2,392 to 6,124 square feet, starting at $5 million.

Architect Randall Stofft designed the residences, each with custom Italian kitchens, Wolf and Sub-Zero appliances, limestone baths and premium finishes. There will also be private elevators, dedicated entertaining spaces and Gulf-facing suites.
The luxury condo will stand at an elevation of over 18 feet, above the FEMA standard of 12 feet. The buildings' structure will be concrete, and window systems have been designed with missile-impact glass that can sustain 165 mph winds. The property will also feature generators connected to city gas lines, allowing power to remain on and all essential systems to operate in the event of power disruptions.
Viceroy Residences Clearwater Beach will have a beach bar with alfresco seating and a sand firepit. Residents will also have access to a private beach club spanning about 3,000 square feet of private restaurant and pool bar space. Other amenities include a sunset deck, a fitness center, a media room with billiards, a sports bar, full-service spa and hot and cold plunge pools.
U.S. Development has built more than 800 residential units to date and has $1.1 billion worth of residential projects in its East Coast portfolio, including Salato Residences in Pompano Beach and 1625 Ocean in Delray Beach.
BH3 Management, led by partners Gregory Freedman, Daniel Lebensohn and Eric Edidin, has deployed more than $2.5 billion of capital since its inception and developed more than 4 million square feet of real estate, including Privé at Island Estates condominium in Aventura, Icon Las Olas in Fort Lauderdale Beach and Trump Hollywood.
The development team announced its plans in December after purchasing the 3-acre site for $24.75 million in January 2024.
U.S. Development pitched a 94-unit, three-building complex on the same site in 2022 as part of an old partnership with another firm, Forte Development.
The luxury condo has not yet broken ground.
