Started by Mark Vengroff and his late father, One Stop Housing builds on the belief that anyone who worked deserves to have a clean, safe and affordable home to call their own.
The duo bought properties and allowed customers to move in, no matter their income, to provide workers with affordable housing.
Vengroff stepped away from the family business for a few years to work at a marketing agency in Los Angeles. However, after receiving a call from his father eight years ago with the news of his terminal illness, he knew it was time to come home and return to his true calling.
After spending just a few days working alongside his father, Vengroff quickly fell in love with the business. Although his first instinct was to sell everything, he realized that new owners would likely raise prices and displace his tenants, making the homes unaffordable — something he was determined to prevent.
Since then, the company has built multiple workforce housing communities across Florida, including more than 150 units in Bradenton.
Outlook
As companies prepare for potential tariffs from the Trump administration, the homebuilding industry is bracing for significant cost increases.
Building materials are expected to become more expensive, potentially adding thousands of dollars to the price of new homes. The National Association of Home Builders estimates that recent tariff actions could raise construction costs by an average of $10,900 per home.
Vengroff is not concerned about what tariffs will do to his company because it is ahead of the curve when buying locally.
“We believe in being patriotic and buying and sourcing locally ... we work with local trades and most of our products are made directly in the U.S.,” said Vengroff.
One of Vengroff’s most notable projects is the expansion of Forest Cove, a collaborative workforce housing community in Manatee County. The project brings together 12 local employers to provide employees with affordable housing, amenities and below-market rent.
“The goal of Forest Cove is to help local businesses recruit talent and retain it while allowing the employees to save money,” said Vengroff. “We have seven businesses currently invested in the project, but want to add five more.”
As home prices fluctuate, Vengroff is dedicated to keeping his projects affordable instead of price-gouging his consumers.
