When people search "Westchase homes for sale," they're usually thinking of it as one neighborhood. It's not. Westchase is a master-planned community covering more than 2,000 acres with over a dozen distinct sub-neighborhoods — each with its own personality, price point, HOA, and buyer profile.

If you're relocating to the Tampa Bay area or moving within 33626, picking the right sub-neighborhood matters as much as picking the right house. I've lived in West Park Village for years and have worked with buyers across every corner of this community. Here's the honest breakdown.





West Park Village — The Walkable Town Center

Best for: Young professionals, downsizers, remote workers, people who want a lifestyle, not just a house

West Park Village is the heart of Westchase — literally. It's built around a walkable Town Center with restaurants, coffee shops, a wine bar, fitness studios, salons, and retail all within a short walk of most homes. The architecture is intentionally traditional, with front porches, brick sidewalks, and a neighborhood feel that's increasingly rare in suburban Tampa.

Most of the housing stock is townhomes, though there are some single-family homes on the outer edges. The townhomes tend to be 2–3 bedrooms with garages in the rear, and the best ones face the Town Center or the parks.

What to know before you buy:

  • The lifestyle premium is real, but so is the HOA. Know what you're paying before you commit.
  • Parking can be tight during Town Center events. It's a feature, not a bug — but worth knowing.
  • Townhome inventory has increased in recent years, which means buyers have more options and more negotiating room than they did in 2021–2022.
  • If you work from home, the walkability to coffee and lunch spots is genuinely life-changing.


Price range (general): Mid $300s to low $500s for townhomes; higher for SFH





The Greens — The Premier Single-Family Address

Best for: Families, move-up buyers, anyone who wants the "classic Westchase" SFH experience

The Greens is what most people picture when they think of Westchase. Tree-lined streets, well-maintained yards, access to the Westchase Golf Club, and proximity to the community pools and tennis centers. It's the sub-neighborhood that families tend to target first when relocating for schools.

The lot premium here is significant and real. Homes backing to conservation areas, ponds, or the golf course sell for meaningfully more than interior lots — and they hold that premium even in softer markets. If you're buying in The Greens and have the choice between an interior lot and a conservation view, the conservation view is almost always worth the price difference at resale.

What to know before you buy:

  • Floor plan matters here. The market knows which builders and floor plans hold value best.
  • Pool homes are desirable but factor in ongoing maintenance costs in your budget.
  • Westchase Elementary and Davidsen Middle School are major demand drivers — families move specifically for these schools.
  • The Greens has multiple HOA sub-associations — understand which one applies to your specific street.


Price range (general): Low $500s to $900s+ depending on size, lot, and updates





The Shires — Quiet, Established, Underrated

Best for: Buyers who want the Westchase master-plan but prefer a quieter, more established feel

The Shires sits adjacent to The Greens and shares many of the same amenities, but tends to be slightly less trafficked and more settled in character. It attracts buyers who have done their research and specifically prefer the Shires' street layouts and larger lot sizes on certain blocks.

It's one of those sub-neighborhoods that doesn't get talked about enough. Inventory is relatively low here, which means when a good home comes up, it moves.

What to know before you buy:

  • Some streets back to conservation land — those homes carry a significant premium and rarely last long on market.
  • Less name recognition than The Greens means slightly less buyer competition, which can work in your favor.


Price range (general): Similar to The Greens; lot position drives wide variability





Woodbay — Accessibility and Value

Best for: First-time buyers, buyers priced out of The Greens, investors

Woodbay offers access to Westchase's master-plan amenities — pools, trails, parks, the overall community — at a generally more accessible price point than the core Westchase neighborhoods. It's a natural entry point for buyers who want the 33626 zip code and the Westchase lifestyle without stretching to the top of their budget.

The tradeoff is that you're not in the center of things — you'll drive to the Town Center and the main amenity areas rather than walk. For most buyers, that's a completely reasonable trade.

What to know before you buy:

  • Move-in ready condition commands a real premium here. Buyers have options, so presentation matters.
  • Good long-term hold for investors given consistent demand and strong school district.


Price range (general): High $300s to mid $500s





Glencliff and the Outer Communities

Best for: Buyers who want the 33626 zip code at the most accessible price points

Several smaller communities sit within the broader Westchase area and benefit from the school district, the general location, and the community character — without the full master-plan HOA structure of the core neighborhoods.

These communities tend to attract practical buyers: people who want a good school district, a safe neighborhood, and reasonable commute access to the Westshore Business District and Tampa International Airport, without prioritizing walkability or the full Westchase amenity package.

Price range (general): Mid $300s to mid $400s





The Westchase Amenities Everyone Shares

Regardless of which sub-neighborhood you land in, most Westchase residents have access to:

  • Two Swim & Tennis Centers — community pools, lap lanes, toddler pools, lit tennis courts
  • Westchase Golf Club — an 18-hole public course inside the community
  • Miles of trails, parks, and conservation areas
  • Westchase Town Center — the retail/restaurant hub of West Park Village
  • Westchase Elementary and Davidsen Middle School — both consistently highly rated


The school district is one of the most durable demand drivers in Westchase. Even buyers without children factor it in because of resale value.





How to Decide Which Sub-Neighborhood Is Right for You

Here's the framework I use with every buyer who's new to Westchase:

If walkability and lifestyle are the priority → West Park Village
If schools and family amenities are the priority → The Greens or The Shires
If value and access matter more than premium address → Woodbay
If budget is the primary driver → Glencliff and outer communities


There's no wrong answer — it depends entirely on how you live and what you value. What I'd caution against is buying in a sub-neighborhood for the price and then wishing you were somewhere else. Know what you're optimizing for before you make an offer.
